What can change a price
Three things, all of which we'll tell you about before starting rather than after finishing:
- Room or property size. A room over 4m × 4m counts as two. Open-plan spaces are measured and quoted properly.
- Heavy soiling or pet contamination. Sub-surface urine treatment takes different materials and time, typically £15–£40 extra per affected area.
- Access. Fourth-floor flat with no lift and no parking within 50 metres — we'll still do it, we'll just mention it when quoting.
What never changes a price
Moving your furniture. Stairs being awkward. The job taking us longer than expected. A stain turning out more stubborn than it looked. Those are our problem, not a variation on your bill.
If we quote £90 for three rooms and it takes twice as long as planned, you pay £90. That's the whole point of a fixed price.

Commercial machines, non-toxic products and technicians who test the fibre before they touch it.
Payment and small print
Can't see yours? Ring us — we'd rather answer it before you book than after.
Is there a minimum charge?
Yes, £60 per visit on specialist cleaning. It covers travel, setup and machine time regardless of how small the job is. Most people reach it comfortably with two rooms or a sofa plus a rug. General cleaning is quoted per property instead.
Do you charge for parking or call-out?
No call-out fee anywhere in our normal service area. If a job is somewhere with paid parking only, we'll mention it when quoting rather than surprise you on the invoice.
How do I pay?
Card, bank transfer or cash on completion. Landlords, agents and commercial clients can be invoiced on 14 or 30-day terms. We're not VAT registered, so the price you're quoted is the price you pay.
Do you offer discounts?
New customers get 10% off their first booking of two rooms or more with code ALLITE10. There are better rates on whole-house bookings, sets of dining chairs, regular six-monthly maintenance and multi-property landlords.
